Waterkant
The Waterside (or Waterkant) is part of the Feyenoord City masterplan, developed following the decision to put the construction of a new Feyenoord Stadium on hold. In collaboration with OMA and LOLA, EFFEKT has taken the opportunity to explore a new urban planning approach for a high-density neighbourhood. Located on the Nieuwe Maas riverbank – next to the newly planned bridge and facing a future tidal park with recreational water park – the Feyenoord City Waterside will be a new urban center integrated with its surroundings both architecturally and socially. Public space, landscape features, and buildings will create a place with a unique character – a waterfront attraction for the residents and visitors from Rotterdam and beyond.
The Feyenoord Waterside is located between various infrastructural and topographic barriers, including the river, railways, a road, a viaduct and a dike. A new terrain has been created to cover these elements of different heights, resulting in a continuous and integrated typography. This terrain, car-free with greenery, is a new public outdoor space for the neighbourhood. Parking area is provided under the terrain.
The design team has created a flexible framework consisting of a network of streets and urban spaces on the terrain, which can accommodate a high-density development. Through the strategic positioning of the tall buildings and the reduction of the scale of the building mass, the public areas and streets of the Feyenoord City Waterside retain a humanized scale despite its density. Residents and visitors enjoy ample sunlight. This flexible framework allows the possibilities for a variety of built structures, which will be developed in the next phases of the project. The development will follow the principles of creating quality public spaces and residential buildings with favorable living conditions.
